CBRE has announced the sale of a portfolio comprising three conservation shophouses located at 83, 91, and 97 Tanjong Pagar Road. The sale, managed exclusively by CBRE, is being conducted through an Expression of Interest exercise, closing on 26 November 2026.
Situated in the Tanjong Pagar Conservation Area, these shophouses are part of a vibrant F&B and lifestyle precinct in Singapore’s Central Business District. The properties include two three-storey shophouses with attics and one two-storey shophouse with an attic, collectively offering a land area of approximately 4,022 sq ft and a total floor area of about 11,306 sq ft.
The indicative guide price for the entire portfolio is S$43m, with individual shophouses priced between S$14m and S$14.5m. Investors have the option to purchase the entire portfolio or individual properties. Notably, the shophouses are zoned for commercial use, allowing foreigners and companies to purchase without incurring Additional Buyer’s Stamp Duty or Seller’s Stamp Duty.
Currently fully occupied, the shophouses provide stable rental income from a diverse mix of tenants, including F&B, retail, and office operators. Clemence Lee, Executive Director of Capital Markets at CBRE, highlighted the rarity and appeal of such heritage assets, stating, “Conservation shophouses in Tanjong Pagar are tightly held and seldom come to market.”
Tanjong Pagar, known for its rich cultural heritage, is undergoing significant rejuvenation with upcoming developments like The Skywaters and Newport Plaza. These projects are expected to enhance the area’s appeal, attracting more residents and visitors. The shophouses’ strategic location and connectivity make them an attractive investment for corporate investors, family offices, and high-net-worth individuals.
