CBRE has announced the sale of a portfolio of three conservation shophouses located in Singapore’s Chinatown, specifically on Keong Saik Road, Craig Road, and Tanjong Pagar Road. The sale will be conducted through an Expression of Interest exercise, closing on 7 December 2026 at 3pm. These properties, situated in the bustling Bukit Pasoh and Tanjong Pagar Conservation Areas, are highly sought after for their prime location in one of the Central Business District’s (CBD) key lifestyle precincts.
The portfolio includes a freehold three-storey shophouse at 18 Keong Saik Road, and two 99-year leasehold properties at 46 Craig Road and 65 Tanjong Pagar Road. Together, they cover a combined land area of approximately 4,256 square feet and a total floor area of about 12,176 square feet. The shophouses are currently tenanted by a mix of F&B, retail, and office businesses, offering stable rental income for potential investors.
Clemence Lee, Executive Director of Capital Markets at CBRE, highlighted the rarity of such an offering, stating, “Opportunities to acquire one are rare, let alone three in a single offering.” The properties are zoned for commercial use, allowing purchase by foreigners and companies without incurring Additional Buyer’s Stamp Duty or Seller’s Stamp Duty.
Chinatown’s ongoing rejuvenation, with new hotels and residential developments, enhances the area’s appeal. The shophouses benefit from excellent connectivity, being near Tanjong Pagar, Maxwell, and Outram Park MRT stations, as well as major expressways.
