Savills Singapore has launched a rare portfolio of four freehold conservation shophouses located in the heart of Singapore’s Central Business District (CBD). These properties, situated in the Telok Ayer, Ann Siang, and Keong Saik conservation areas, are available for purchase either individually or as a portfolio. The shophouses, which sit on freehold and 999-year lands, cover a combined land area of approximately 6,166 square feet and a total floor area of about 16,481 square feet.
The properties are strategically positioned along Boon Tat Street, Stanley Street, Teck Lim Road, and Ann Siang Road, surrounded by a vibrant mix of heritage sites, Grade A offices, and popular dining destinations. Each shophouse comes with food and beverage (F&B) approval, with restaurant use sanctioned on two levels at three of the four locations, making them highly attractive to investors and operators.
Deputy Managing Director of Investment Sales & Capital Markets at Savills Singapore, Yap Hui Yee, highlighted the strong demand for freehold shophouses in prime CBD locations. “Recent transactions reflect strong investor appetite for quality assets,” she noted, citing record prices achieved by similar properties in the area.
The shophouses benefit from excellent connectivity, being a short walk from Telok Ayer, Maxwell, and Outram Park MRT stations. Zoned as “Commercial” under the 2025 Master Plan, the properties are exempt from Seller’s Stamp Duty and Additional Buyer’s Stamp Duty, and are open to purchase by foreigners and companies.
The indicative guide price for the entire portfolio is S$91.8m, with the sale conducted through an Expression of Interest exercise closing on 26 November 2026.
