Condo resale activity in Singapore experienced a notable uptick in September 2026, with transaction volumes rising by 10.8% month on month to 1,093 units, according to the latest report from 99.co and SRX. This resurgence is attributed to buyers returning after the Hungry Ghost Month, bringing transactions in line with the five-year September average.
Resale prices saw a modest increase of 0.7% from August, with the Core Central Region (CCR) leading the charge with a 2% rise. This suggests a renewed interest in luxury properties, although the sustainability of this trend remains uncertain. The Rest of Central Region (RCR) and Outside Central Region (OCR) also saw price increases of 0.3% and 0.2%, respectively.
Looking forward, the market may see further shifts as the new-launch calendar quietens, potentially directing more attention to the resale sector. However, buyers are expected to remain selective, balancing resale prices against new-launch options and prioritising value for money.
The highest resale transaction in September was a unit at Sculptura Ardmore, fetching S$20m. In the RCR, a unit at Tembusu Grand sold for S$5.9m, whilst the OCR’s top transaction was a unit at Seaside Residences for S$4.3m.
The overall median capital gain for resale condos increased by S$13,000 to S$398,000 in September, with District 22 posting the highest median gain at S$905,000. Meanwhile, District 1 recorded a median capital loss of $4,400 (S$6,000). The median unlevered return for resale condos stood at 30.5%, with District 22 achieving the highest return at 70.9%.
