The Housing Development Board (HDB) is set to launch approximately 4,300 flats across five projects in its February 2027 Build-To-Order (BTO) exercise. This marks the smallest BTO release since February 2022, when 4,126 units were offered. To meet the demand for new flats, HDB will also conduct a concurrent Sale of Balance Flats (SBF) exercise featuring around 5,000 units, which may temper resale market demand.
The BTO release will be divided into 2,210 prime flats across two projects in Bishan and Toa Payoh, and 2,070 standard flats across three projects in Tampines and Tengah. The total number of applications for the BTO exercise is estimated to range between 11,000 and 14,000.
In Bishan, the BTO project is expected to see a first-timer application rate between 2 and 3 for 4-room flats, with prices starting from $530,000. The Toa Payoh project, Mount Pleasant Crest, is anticipated to have a similar application rate, with 4-room flats priced from $565,000.
Tampines will host two BTO projects, with one located near Simei MRT station. Prices for 4-room flats in this area may start from $520,000, with an expected application rate between 2 and 3. The other project in Simei is likely to see a high application rate around 5 for each 4-room flat, with prices starting from $550,000.
In Tengah, the BTO project will offer 5-room flats, with prices for 4-room flats starting from $410,000. The application rate is expected to be between 1 and 2, benefiting from the new Brickland MRT station announced in July 2023.
