Knight Frank Singapore has successfully completed the collective sale of 153 Kampong Ampat for S$121.8m, surpassing its guide price by 16%. The sale, concluded through a competitive public tender on 23 October 2026, highlights the robust demand for freehold industrial sites in Singapore.
The property, a seven-storey multi-user industrial building, occupies approximately 43,354 square feet of freehold land and is zoned “Business 1” under the Master Plan 2025. The sale price translates to about S$1,059 per square foot based on its existing gross floor area of 114,969 square feet.
The tender attracted over a dozen bids from a diverse range of purchasers, including industrial developers, owner-occupiers, and investors. Melvin Chay, Interim Head of Capital Markets at Knight Frank Singapore, noted, “The strong tender response reflects the continued momentum in Singapore’s industrial investment market, with investors demonstrating confidence in the sector’s underlying fundamentals.”
Located in the Tai Seng–MacPherson industrial precinct, the property benefits from its strategic position with extensive road frontage and high visibility. The Urban Redevelopment Authority has indicated potential support for secondary workers’ dormitory use at the site, subject to planning submissions and approvals.
This sale underscores the limited availability of well-located freehold sites that offer scale and redevelopment flexibility, making them highly sought after in the evolving industrial space market.
