Singapore real estate sales hit S$44.5b record

Singapore’s real estate investment market is on track for a record year, with sales reaching S$44.5b in the first nine months of 2026, surpassing the previous annual peak of S$43.4b in 2007, according to Colliers’ latest Investment Market Insights. This surge is driven by demand for high-quality assets with resilient income and value-creation potential.

Investment sales in Q3 2026 totalled S$11.6b, a 26.2% decrease from Q2 but still 10.5% higher year-on-year. Industrial investment saw a significant rise, increasing by 197.6% to S$3.0b, led by the S$950m collective sale of the Tan Boon Liat Building. Mixed-use sales also grew to S$3.2b, including the S$1.1b acquisition of Wheelock Place.

Residential investment sales fell by 23.4% in Q3 to S$4.3b but remained 9.9% higher year-on-year. Government land tenders contributed S$2.2b, whilst private land transactions indicated developers’ selective approach to replenishing land banks. Commercial investment sales dropped 91.2% quarter-on-quarter to S$664.6m, reflecting a high base in Q2.

Terry Wong, Head of Capital Markets and Investment Services at Colliers, noted, “With borrowing costs expected to edge up, investors are pressing ahead to close deals before year-end. We are seeing deeper buyer pools for assets with income growth or redevelopment upside.”

Looking to 2027, returns are expected to rely more on rental growth. The collective sale market could further boost investment activity, with changes to the framework anticipated to bring more ageing sites to market.
