The luxury housing market in Singapore is poised for significant growth in 2027, according to Realion (OrangeTee & ETC) Research. The number of new launch units in the Core Central Region (CCR) is expected to more than double, from 1,374 units in 2026 to approximately 2,943 units in 2027. This increase is anticipated to boost interest and sales in the luxury home sector.
New luxury enclaves are emerging, with developments in prime neighbourhoods such as Holland Plain and Dunearn Road. These projects, developed by Sim Lian Group, Wing Tai Holdings, and Metro Holdings, are set to offer fresh upscale options for investors. Additionally, other prime projects are expected to attract wealthy investors, including sites at River Valley Green, Peck Hay Road, and Bukit Timah Road.
Realion Research projects that between 650 and 750 luxury homes will be sold in 2027, alongside 200 to 300 ultra-luxury homes priced at S$10m or more. This marks an increase from the estimated 200 to 250 ultra-luxury deals in 2026.
The report highlights that the growing number of new citizens and Permanent Residents (PRs) in Singapore, who are not subject to the 60% Additional Buyer’s Stamp Duty (ABSD) imposed on foreign purchasers, will support demand for luxury homes. Furthermore, the influx of wealth from the AI boom and tech sector is expected to drive capital into Singapore’s luxury real estate market.
As the luxury housing market expands, Singapore remains a prime destination for high-net-worth individuals seeking safe-haven investments amidst global economic uncertainties.
